Located between Loch Leven Castle and the town of Kinross, the Estate possesses one of the most historic views in Scotland, directly across from the 11th-century castle where Mary Queen of Scots was imprisoned and finally abdicated.
Kinross House Estate stretches over 4000 acres of woodland, beautifully landscaped gardens and extends to Loch Leven on which stands the private Loch Leven Castle Island, famous for being the island where Mary Queen of Scots was imprisoned in the 1560s. There is an abundance of options to host sporting activities either on the Estate or further afield, or to enjoy sightseeing around many famous Scottish landmarks.

The estate offers a total of 24 double bedrooms, accommodating up to 48 guests. The main house has 14 feature en-suite bedrooms and the Coach House provides a further 10 individually designed en-suite bedrooms.
Each room is named after an aspect of the history, character or location of the estate. All the bedrooms are luxuriously comfortable, featuring distinctive furnishings and period furniture, yet often with contemporary touches including fabulous uniquely designed bathrooms.
The beautiful formal reception rooms are linked to create a seamless space for lavish entertainment. Enjoy afternoon tea in the Garden Room followed by pre-dinner drinks in the Gentlemen’s drawing room. Or simply relax with a game of chess in the Ladies Sitting Room and an apéritif while unwinding by a roaring fire.

From four posters and king-size beds to cosy doubles, each individually designed bedroom offers unique views of the beautifully landscaped grounds, gardens and loch.

All rooms boast stunning views of the beautiful gardens, Loch Leven and the hills beyond.
The intimate yet splendid setting of Kinross House offers a first-class dining experience. The House is perfect for parties and events. The formal dining room seats up to 28 guests. The Coach House provides a fabulous double-height baronial dining hall for up to 60 guests. Another hidden gem is the Kitchen Dining Room for up to twelve guests where a master chef can captivate guests with an intimate gourmet experience.

The coach house spa includes a relaxation room, sauna and hydrotherapy pool.
Depending on the time of year we are able to organise a number of different shooting experiences . Hone your skills in the off-season shooting clay pigeons and laser clays and experience the beauty of Loch Leven at dawn and dusk while wildfowling during the winter months.
With over 100 world class courses situated within driving distance of Kinross House including Gleneagles as well as two courses locally you will not be short of golfing opportunities.

Weather in Scotland is unpredictable at times, though in this part of the World the outdoors is inviting no matter the weather. Expect cool and wet Winters and pleasant and long sunny days June through to September.
The estate is situated on a secluded estate just 25 miles north of Edinburgh. Just 30 minutes’ drive from Edinburgh and Edinburgh Airport, chauffeur and coach transfers can be arranged. Kinross House also has its own helipad, large enough for several helicopters to arrive.
